In 2003 Centex Developers decided to build the first beachfront condo complex in the Waikoloa Beach Resort, which later became known as Kolea.
The land they purchased was prime real estate land and offered views of everything Hawaii is known for, the beach, ocean, and mountains. Ancient Hawaiian ponds surround Kolea on two sides. It is also nestled in between two world class hotels, the Hilton Waikoloa and the Waikoloa Beach Marriott. Centex wanted Kolea to encompass everything an investor could be interested in. They subdivided out all the oceanfront land into seventeen lots along with the Kolea Beach Club and sold them to people interested in building the vacation home of their dreams. Behind those lots, spacious three bedroom villas were built with large lanais and spectacular interiors.
After those phases were built, Centex decided to build smaller, less expensive villas behind the first row to attract a larger buying market. These villas were built offering the same finishes as the prior villas, but just did not offer as much of a view and were smaller.
