Waikoloa Vacation Rentals Welcomes Pacific Sunset Villa

Recently we had to opportunity to add one of the most spectacular homes on the Kohala Coast to our vacation rental program.  This home offers rare oceanfront luxury and is comfortably furnished for the most discerning traveler.

Located at Naupaka Place between Kolea at Waikoloa Beach and the Hilton Waikoloa, this home offers easy access to many amenities of the Waikoloa Beach Resort.  Just a short walk down the oceanfront path off the backyard area is the Hilton Waikoloa.  Here guests of Waikoloa Vacation Rentals have access to the popular pools, slides, grotto, and much more.  Within 1/2 mile are the Kings Shops and Queens Shops, which offer ample shopping and dining.

Just off the entrance of the house is a large great room with spectacular views.  Here there is plenty of space for everyone.  There is a nice sofa and chair for lounging facing the ocean, a dining area for eight, an entertainment area with a wall mounted LCD television, and a large state of the art kitchen.  With a click of a button the large pocket doors can be opened to bring in the view and the sounds of the tropics.

This home also offers a private movie theater with six comfortable reclining chairs facing a big screen LCD television with surround sound.

The bedrooms have been nicely furnished and all have a LCD television and private bathroom.  The two master suites offers views of the ocean.

Family Reunion at Kolea a Success

Recently Waikoloa Vacation Rentals had the honor of hosting a family reunion at Kolea at Waikoloa Beach Resort. They occupied a large number of villas and used Waikoloa Vacation Rentals private concierge service to the fullest.

Prior to the arrival, the concierge staff worked with professional photographers, area entertainment and local restaurants to ensure they had everything they needed before, during and after their stay. These events include a private banquet reception, family photographs and a luau all organized by Waikoloa Vacation Rentals.

On a daily basis, Waikoloa Vacation Rentals was available to offer suggestions, inform, and assist the family, as they spent much needed time together ensuring four generations were able to create life long memories. Offering their services, they worked with the entire group along with smaller portions of the family to help create those memories.

The week culminated when the entire group enjoyed a luau at the Waikoloa Beach Marriott. In appreciation for their business Waikoloa Vacation Rentals gave each member a handmade lei for their family picture prior to the luau.

New Airline Routes Bring Tourism to Hawaii

It has been a rough few years for the Hawaiian Islands due to both the nationwide economic issue and an airline availability problem as well. In 2008, there was a huge decrease in travelers to Hawaii, 10.5% to be exact, which accounted for almost one million less visitors entering the state. With the demise of Aloha Airlines, a dramatic increase in fuel cost, and fewer passengers, many airlines decreased or simply eliminated their Hawaiian Islands’ routes.

Since 2010, the airline industry has increased flight operations to Hawaii, adding additional flights from the continental United States along with some recent international routes, all of which help Hawaii’s local economy.

Companies such as Alaska Airlines added daily service between Portland and Honolulu, and seasonal operations between Portland and Kona during the latter portion of 2010. This year, Alaska Airlines also added a direct flight from San Diego to Honolulu. According to the Hawaii Tourism Authority, this once daily flight brings our local economy over $58 million in visitor expenditures for the year.
Delta also added daily flights from San Diego to Honolulu in June of 2010. Delta Airlines offers about one hundred weekly flights between Hawaii and nine worldwide destinations. They also offer an average of five daily round-trip departures from Los Angeles International Airport to four of the Hawaiian Islands including Oahu, Maui, Kauai and Hawaii.

China Eastern Airlines just added a regularly scheduled flight from China to Honolulu at the beginning of August 2011. This fall, a proposed addition by Asiana Airlines, from Incheon, South Korea (a recent leading market), to Honolulu, is also planned.

In November 2010, Hawaiian Airlines began direct flight service between the islands and Tokyo-Haneda, Japan. In 2011, they created new routes between Hawaii and South Korea. Most recently in July of this year, the airline operator began flight service between the islands and Osaka, Japan as well.

As Waikoloa Vacation rentals expressed in a recent article, tourism is on the rise for the state of Hawaii and certainly the vacation rental industry. With additional flights, more interested travelers, and overall availability, the future does look promising for the state and the industry.

Kolea VRBOs versus Kolea Management Companies

Kolea is one of the most dynamic locations in all of the Hawaiian Islands. The beachfront property has an array of options including luxury beachfront homes all the way to reasonably priced two bedroom garden view villas. Another unique aspect of Kolea is how the rental of these properties are handled. Kolea is one of the only luxury properties in Hawaii where there are almost as many VRBOs (Vacation Rentals by Owner) as there are vacation rentals offered by management companies. Here are some of the many things to consider when deciding whom to rent from.

First, many owners do not have a licensed property manager available to help you in the event something goes wrong. For example, being locked out when you arrive or a plumbing issue occurring.

Second, given that most owners only own one property, in the event something happens and you are unable to stay in their villa you are left without a place to stay. There are many reasons this could happen (double booking, foreclosure, maintenance issue, etc). Since property managers have numerous properties, they can typically move you to a comparable or better one without too many issues.

Third, the property management companies are on island so they are constantly checking the villas to ensure the cleanliness of the villa and that all the amenities are there.
Many owners just have a housekeeper, whom does not have anyone checking their work to ensure that it has been done properly.

Last, licensed property managers have standards and codes to follow in order to help assure that vacationers are getting a good experience.
In the event that a vacationer does have a bad experience, they are typically responsive in trying to remedy the issue to save their brand. Since owners do not have a brand, many are not eager to go to any extreme to ensure that the problem is remedied. Not to mention that it is very hard to remedy an issue from the mainland where many owners live.

Sometimes getting Kolea vacation rentals from owners can lead to savings and a positive experience at Kolea, but there are risks involved. If you do rent direct from an owner we would recommend doing further research on the specific villa prior to settling on one.

Vacation Rental Market Update

Over the past five years, there has been fluctuation within the leisure travel industry. One thing has become evident; the vacation rental industry popularity is on the rise.

As seen below, 2010 marked a change for the industry as more people are looking to vacation. In early 2010 a national level campaign was started promoting vacation rentals helping the vacation rental industry to see a larger increase in guests than the hotel industry. Though the statistics for 2011 for vacation rentals are not yet published nationally, some trends were sited recently in a survey completed by TripAdvisor, an authoritative company within the travel industry. Of 1,400 travelers who took part in this survey, 40% of the respondents said they would be staying in a vacation rental during 2011. Much of this was attributed to more space, full kitchens and a better overall value than a hotel.

As it stands right now, both the continental United States and the Hawaiian Islands are seeing positive results with the number of arrivals still gaining momentum over the past few years. Though tourism is still below that of 2005, the outlook does look promising.

According to data obtained from the Hawaii Tourism Authority, the Hawaii travel industry and the vacation rental market are on faster tracks for recovery than that of the United States travel and vacation rental industries. Below it can be seen that arrivals have been on the rise since 2009 within the state of Hawaii; however, the hotel industry is not experiencing the same growth as the vacation rental industry.

As Waikoloa Vacation Rentals moves further into the 2nd half of 2011, August offered very promising statistics and reservations are continually coming in for the fall. The outlook for both the vacation rental market and Waikoloa Vacation Rentals looks positive. Superior guest service, cutting edge marketing and an overall emphasis on guest experience will continue to push Waikoloa Vacation rentals forward further into 2011 and beyond.

The Big Island of Hawaii is a great spot to spend New Years.  It is one of the few spots in the US where you can stand outside comfortable and enjoy the firework display.  In recent years every resort had a display of fireworks that were magnificent.  This year Mauna Lani Resort is offering the entertainment.  The Fairmont Orchid is offering a “Beach Bash” that will go until midnight when the fireworks go off in the resort.  If you do not want the hotel experience, Tommy Bahamas at the Shops at Mauna Lani offers entertainment as well as nice dining and bar area.  The lanai at Tommy Bahamas is a great spot to watch the firework display.

As 2010 comes to an end we just wanted to extend a special thanks to all of our guests and owners in helping us have a successful 2010.  We look forward to seeing many of you in 2011.

Waikoloa Vacation Rentals to Expand to Hualalai

After focusing their efforts on the Waikoloa Beach Resort, Waikoloa Vacation Rentals has decided to expand their scope of vacation rentals on the Big Island of Hawaii to include more at Mauna Lani and Hualalai.

While Waikoloa Vacation Rentals currently has three of the nicest condo rentals at Mauna Lani they decided to expand to some of the private homes in the area at Pauoa Beach. Pauoa Beach is known to be the most luxurious destination at Mauna Lani Resort and has a wide range of upscale living. The majority of Pauoa Beach is custom homes that offer spectacular ocean and beach views and range in rental rates from $2000-$5000/night. There were also several two bedroom hales “cottages” built along the golf course, which offer the luxuries of Pauoa Beach at $1000/night. All guests of Pauoa Beach get to enjoy the luxuries of the Pauoa Beach Club and easy access to Pauoa Beach.

While Waikoloa Vacation Rentals currently does not manage any properties at Hualalai, they are set to put a lot of marketing efforts into the area in hopes to acquire some of these magnificent private homes and villas. Hualalai is known to be the most luxurious resort on the Big Island of Hawaii and is home of the Four Seasons Hualalai, one of the only five star hotels in the area. The values of these homes range in price up to $32 million. There are also a number of multi million dollar villas scattered throughout the resort.

By the end of 2010, Waikoloa Vacation Rentals is expecting to have one of the largest selections of luxury vacation rentals along the Kohala coast of the Big Island of Hawaii.

Waikoloa Beach Resort

The Kohala Coast on the Big Island of Hawaii has become known as one of the premier vacation destinations in the world.  On this coast you will find the Waikoloa Beach Resort, which has expanded and offers two hotels, over 1000 vacation rentals, shopping, and activities for everyone.  It has recently been rated “The Top Vacation Destination in Hawaii for Families”.

The cornerstone of the Waikoloa Beach Resort is the Hilton Waikoloa.  This expansive hotel spans over 62 acres and consists of four towers and two large resort style pools.  Within the hotel you will find seven dining choices.  KPC is the nicest restaurant and is located on a bluff giving an amazing ambiance.  The Kona Pool is the most popular pool and consists of multiple jacuzzis, a grotto, and a waterslide.  The Kohala Pool is comprised of two pools connected by a “lazy river”.  You will also find a few smaller slides at this pool.  Since the Hilton Waikoloa is not located on the beach, they designed a lagoon area fed by the ocean.  Enjoy water activities and snorkeling here.

The Marriott at Waikoloa Beach Resort is the other hotel and is located on the beach, A’Bay.  You will also find shopping just a short walk from the Marriott.  The Marriott was just recently renovated and features a large infinity pool and with a small slide.

If you choose to stay in a vacation rental, the Waikoloa Beach Resort has the best selection on the Big Island.  From vacation rentals as low as $100/night to luxurious beachfront rentals as high as $600/night, there is a vacation rental for everyone.  Kolea is the most luxurious destination with some of its beachfront vacation rentals spanning over 2000 square feet and just minutes from the beach.  Halii Kai offers the best views and has the nicest pool area of any vacation rental complex on the coast.

Within the Waikoloa Beach Resort is the Kings Shops and Queens Shops.  You will find dining as well as an array of boutique stores here.  The Queens Shops has a Marketplace where you can do all your grocery shopping as well as get great local food.

There is a shack at the beach, A’Bay, which has beach toy rentals as well as snorkel gear.  The Hilton Waikoloa is home to DolphinQuest, which is another popular activity for children.  Here dolphins are raised and it gives you an opportunity to get to know them better as well as have close encounters.  If you are a golfer, the Waikoloa Kings and Beach courses offer a challenging game amongst a beautiful setting.
