Choosing a Waikoloa Beach Resort House Rental

While the Waikoloa Beach Resort boasts over 1000 vacation rental condos and villas, it only offer few luxury oceanfront luxury home rentals.  These homes can offer perfect vacation spots for anyone from the distinguished traveler to someone just looking for enough space to accommodate their family in one location.

Only two of the communities in Waikoloa Beach Resort offer private homes, Kolea and Naupaka Place.  While Kolea is home to over 100 vacation condo rentals, it also has 16 lots.  As of 2014, over half of these lots have been developed on and only few are vacation rentals.  Naupaka Place is a luxury community with only private homes.  As of 2014, there is one private home and it is a vacation rental.

All of the Kolea vacation home rentals are 5 bedrooms with ocean views.  The prices vary based on location, view, and size.  The Kolea House of Tranquility offers a spectacular view over the fishponds of the beach at A’Bay and the ocean.  This house offers each beach access as well as offers easy access to the Kolea Beach Club next door.  Hale Kolea is one of the larger homes with 3 master bedrooms.  It is set back a little further from the ocean, but offers a peaceful panoramic ocean view.  The 5 bedroom house at Kolea is great for families.  It is a little smaller than the others, but offers a nice lawn area in the back that is great for children.

The Pacific Sunset Villa at Naupaka Place is nothing short of spectacular.  This state of the art home is located as close to the ocean as one could desire.  In the winter months you have the sounds of the waves crashing just in front of the home as well as beautiful sites of the whales.  This 4 bedroom home has been thoroughly finished and offers smart home technology as well as a private theater room.

Kolea at Waikoloa Beach Resort Market Update

Recently we wrote a blog about how the tourism industry in Hawaii experienced nice growth in the first quarter of 2013 and more specifically the vacation rental industry.  At Kolea at Waikoloa Beach Resort, where we manage the largest percentage of vacation rentals we experienced even better growth.   While the vacation rental industry as a whole in Hawaii has experienced a significant growth in occupancy, it has not experienced that significant of a growth in rate.  Kolea saw growth in both areas.

With Kolea offering a variety of vacation rentals, they all saw a fair growth.  The larger 3 bedroom oceanfront villas saw the largest growth in occupancy.  The two bedroom villas saw a growth that was just slightly less than that of the larger villas.

Two factors help contribute to the growth in average rate.  With the increase in occupancy of the larger villas being greater than that of the smaller villas, it naturally raised the average nightly rate slightly.  Across the board, all villas experienced over a 7% increase in the average nightly rate.  Combined the average nightly rate at Kolea increased over 10%.

With April 2013 already being significantly better than April 2012, it appears Kolea should continue to have success throughout 2013.

Hawaii Vacation Rental Market Update ~ 2013

The first quarter of 2013 has been very promising for the tourism industry in Hawaii. With almost all aspects of the industry growing from 2012 it appears 2013 will be an excellent year for the vacation rental industry in Hawaii.

Each island specifically enjoyed growth.  Of the more popular islands, Oahu enjoyed the largest growth in visitors with an increase in visitors of 7%.  The Maui had the smallest growth of 6%.  All the islands seem to fair pretty.  Within 1% of each other, all the islands fared relatively the same.

As the vacation rental industry continues to grow in popularity nationally, vacation rentals were once again the sector that experienced the largest growth of all the accommodation types.  With a 7.2% growth, it fared over 1% better than the hotels did for the first quarter of 2013.

With spending up and the popularity of vacation rentals increasing, luxury vacation rental complexes such as Kolea at Waikoloa Beach Resort on the Big Island of Hawaii are seeing significant increases in demand and rates.  Looking into the second quarter of 2013 better increases are expected for the vacation rental industry in Hawaii.

Price: How Much Do You Want To Spend?

Though there are different price points available, each and every villa option will certainly satisfy your need for luxury and convenience.

The two bedroom, two bath villas along with the three bedroom, two bath villas offer the amenities of Kolea for less of a cost and on a smaller scale. These options are available in buildings 9, 11, and 14-16. The cost reduction is due to slightly less square footage and view differential. In some cases, they are set back just a bit further than the other buildings but only add a few moments’ walk to the beach and pool. The two bedroom villas can comfortably sleep four guests, possibly more while the three bedroom, two bath options can easily sleep six. The Lanai is about half the size but offers the very same enhancements such as shelter from the elements, seating for four to six people, and an outdoor Viking kitchen.

If you would prefer something a bit larger, the three bedroom villas will not disappoint. Some visitors prefer to be on the ground floor with a grass area just off of the lanai while other visitors prefer the second or third floor. Typically, the second and third floor villas have a higher nightly rate than that of the first floor villas.

This additional cost is based on a few factors but in no way makes the ground floor any less of a great choice, especially if you prefer to have the ground level for additional space or children. The value of the experience and price point will make any vacation a special occasion.

The second and third floor villas do offer a slightly higher nightly rate but the cost is well worth it. These villas offer additional square footage, larger kitchen area, second master bedroom, larger bathroom space in addition to the height and private lanai.

How Much Room Do You Need?

Even the most modest two bedroom, two bath villa at Kolea offer plenty of space; just under 1,300 square feet. Villa size goes up from there throughout the property. The ground floor three bedroom, two bath accommodations offer over 1,550 square feet while the ground floor three bedroom, three bath villas offer over 1,700 square feet. The largest options are the three bedroom, three and a half bath second and third floor villas. These come in just under 2,150 square feet.

The larger three bedroom villas have a lanai twice the size than that of the smaller floor plans.

There are even private homes that can accommodate families up to 10 people.

How Important Is The View?

Many villas at Kolea offer stunning ocean views and that of the surrounding area. Though some of the ground floor accommodations have an ocean or partial ocean view, the second and third floors offer greater views of the surrounding area.

In many cases, the same floor plans will have views that differ from each other simply due to their location on the Kolea property. Many have direct ocean views while others are set back a bit, offering great views of the development, landscaping, and surrounding elevated mountain terrain.

Where Do You Want To Be At Kolea?

Typically many visitors prefer being closest to the beach club, located directly across from building 8 and 10. As shown in the map below, most visitors staying at Kolea travel past buildings 7-8, 10, 12-13, and 15-16 to reach their respective villas. A low speed limit, respectful guests, and overall design make noise less of an issue. That being said, some guests prefer virtually no car traffic if possible. If that is the case, buildings 1-6, 9, 11, and 14 would be great choices.

If you prefer to be closest to the Beach Club, buildings 7-12 offer the nearest locations.

Kolea Market Update ~ First Half of 2012

Hawaii has been enjoying one of its best years since Kolea was built. The first half of 2012 has consistently been better each month than 2011.

All of the major markets arrivals have increased at least 4% from 2011. The largest increase has come from the Japanese market at over 17%. All the other major markets showed similar increases.

Total expenditures have increased at an astounding figure of over 21%. Several months broke records for Hawaii for total expenditures. June was the latest month with $1.2 billion in expenditures.

With the Japanese market showing the largest growth, hotels and timeshares were the accommodation types that also showed the largest growth. Many Japanese come to the islands on package deals with the large hotel chains such as Hilton contributing to their hotel as well as timeshare growth. This was the first year in many that the increase from year to year has decreased for condos.

What does this mean for Kolea? With a positive growth in both arrivals and expenditures, this fairs well for a luxury property such as Kolea. We, Waikoloa Vacation Rentals, have seen slightly greater increases at Kolea in all major aspects. The significant increase in expenditures led to an increase in average nightly rate and length of stay at Kolea. The increase in arrivals led to higher occupancy.

Saving $$$ On Your Investment at Kolea

While the villas at Kolea offer many luxurious amenities, they also demand a lot of ongoing maintenance. Here are a few items that may help save you money as well as maintain your investment at Kolea.

Routine Maintenance on the Refrigerator
The coils for the refrigerators need to be cleaned. Many villas have not been cleaned since Kolea was first built. A large amount of build up on the coils makes the refrigerator less efficient, which costs you money. Extended neglect can shorten the life of your refrigerator significantly. While this is not an ongoing maintenance item, it is something you many want to consider doing every few years.

Lutron Lighting System
While the lighting systems in Kolea are nice amenities that blow away most owners as well as guests when used for the first time, if not managed properly they will use a significant amount of energy. Since most of the bulbs are halogen, there is not currently a way to go to an energy efficient bulb without a significant amount of cost. One reasonable way to save is to adjust your light settings. Many villas have all the lights at full strength on their most used control. Most would agree that this is more light than necessary. By adjusting the settings throughout your Lutron control panel you will find that you can save on energy by programming in more energy efficient settings.

Maintenance of the Dishwasher

With Waikoloa Beach Resort having extremely hard water, many appliances that deal with water are challenged. As mineral deposits build up throughout the dishwasher, it causes the efficiency as well as the effectiveness to diminish. At least annually, the filter should be removed and cleaned thoroughly and a cleaning agent be run throughout the dishwasher. This will help extend the life of your dishwasher.

Air Conditioning
The air conditioner(s) is the largest contributor to your electric bill. There are two popular ways to save here. The first is to install sensors that shut off the air conditioning when a door is opened. With the large pocket doors at Kolea, this is imperative. The second is to install a thermostat with a minimum setting. This will allow you to choose a reasonable setting that the guests cannot turn the temperature below. This will not only save on electric, but also help to minimize problems due to guests turning the temperature too low, thus extending the life of your system(s).

Family Reunion at Kolea a Success

Recently Waikoloa Vacation Rentals had the honor of hosting a family reunion at Kolea at Waikoloa Beach Resort. They occupied a large number of villas and used Waikoloa Vacation Rentals private concierge service to the fullest.

Prior to the arrival, the concierge staff worked with professional photographers, area entertainment and local restaurants to ensure they had everything they needed before, during and after their stay. These events include a private banquet reception, family photographs and a luau all organized by Waikoloa Vacation Rentals.

On a daily basis, Waikoloa Vacation Rentals was available to offer suggestions, inform, and assist the family, as they spent much needed time together ensuring four generations were able to create life long memories. Offering their services, they worked with the entire group along with smaller portions of the family to help create those memories.

The week culminated when the entire group enjoyed a luau at the Waikoloa Beach Marriott. In appreciation for their business Waikoloa Vacation Rentals gave each member a handmade lei for their family picture prior to the luau.

Kolea VRBOs versus Kolea Management Companies

Kolea is one of the most dynamic locations in all of the Hawaiian Islands. The beachfront property has an array of options including luxury beachfront homes all the way to reasonably priced two bedroom garden view villas. Another unique aspect of Kolea is how the rental of these properties are handled. Kolea is one of the only luxury properties in Hawaii where there are almost as many VRBOs (Vacation Rentals by Owner) as there are vacation rentals offered by management companies. Here are some of the many things to consider when deciding whom to rent from.

First, many owners do not have a licensed property manager available to help you in the event something goes wrong. For example, being locked out when you arrive or a plumbing issue occurring.

Second, given that most owners only own one property, in the event something happens and you are unable to stay in their villa you are left without a place to stay. There are many reasons this could happen (double booking, foreclosure, maintenance issue, etc). Since property managers have numerous properties, they can typically move you to a comparable or better one without too many issues.

Third, the property management companies are on island so they are constantly checking the villas to ensure the cleanliness of the villa and that all the amenities are there.
Many owners just have a housekeeper, whom does not have anyone checking their work to ensure that it has been done properly.

Last, licensed property managers have standards and codes to follow in order to help assure that vacationers are getting a good experience.
In the event that a vacationer does have a bad experience, they are typically responsive in trying to remedy the issue to save their brand. Since owners do not have a brand, many are not eager to go to any extreme to ensure that the problem is remedied. Not to mention that it is very hard to remedy an issue from the mainland where many owners live.

Sometimes getting Kolea vacation rentals from owners can lead to savings and a positive experience at Kolea, but there are risks involved. If you do rent direct from an owner we would recommend doing further research on the specific villa prior to settling on one.

This particular gem is the largest and most opulent floor plan that Kolea and Waikoloa Vacation Rentals have to offer at Waikoloa Beach Resort. It has 2,147 square feet of living space. The enormous lanai, with an ocean view allows for great family BBQs. This would be perfect for those looking for the ultimate luxury vacation rental.

3 bedroom/3 Bathroom Ground Floor Kolea Villa

These villas are 1,716 square feet, offering plenty of personal space and a lawn area directly off the lanai. This location is perfect for parties with small children. This will give everyone more space to run off their Big Island excitement with safety in mind.  Several “front row” villas off easy access to the Kolea Beach Club from the lanais.

3 Bedroom/2 Bathroom Kolea Villa

These particular villas offer space, functionality and cost consideration for those looking for Kolea luxury on more of a budget. These 1,554 square feet villas are perfect for the family looking to stay together and play together.

2 Bedroom/2 Bathroom Kolea Villa

These villas offer more of a cost consideration with a bit less space. Either a small group or family can enjoy the 1,270 square feet and amenities offered on the resort. The quality is not diminished in anyway, only the size and price.
